- Actual, documented damage beyond normal use
- Unpaid rent or utility balances, if any
- Items removed or not returned (e.g. keys)
We never deduct
- Normal wear and tear (it's expected and fine)
- Small scuffs, faded paint, or worn-in furniture
- Anything without photo evidence and a written reason
